Many of us have searched for the answer "How to sell a house" especially during a depressed period. It's not easy as many have found out, myself included. However all is not lost.

I found the secret to selling a house which I will outline in a series of articles using these techniques.

The 5 Guaranteed Techniques On How To Sell A House

1. Grab Attention - Be DiFFeRenT - Be Controversial
2. Be Reciprocal. Offer Something Free
3. Scarcity - Have a deadline. Make buyers act quickly
4. Create Desire for your house
5. Create anticipation, interest.

GRAB THEIR ATTENTION

House marketing is all about grabbing the homebuyers' attention and focusing it on your property and not others on the market. Next create interest, so they want more information.

This headline is a great example of grabbing attention and creating interest. If this was placed amongst other standard real estate advertisements do you think it would stand out? Of course it would and as such more people are likely to read it.

BE CONTROVERSIAL

Another attention grabbing technique when trying how to sell a house is to be controversial. Creating controversy could be as simple as making a statement that is the opposite to well known rules; say of normal real estate selling practices.

'This house is too good to be sold by a realtor'

or

'I don't want to pay a realtor $20,000 in fees. Instead I am offering a $20,000 discount off the price to the first homebuyer to express interest in this exceptional property'

Naturally this is just an example. There are many other ways to be controversial just look at what politicians do to get noticed. They introduce a controversial bill that will stir up debate but have no chance of getting passed. But the point being they are now in the lime light and everyone knows their name.

Being unique is a proven way to get ahead of the pack when it comes to ways of how to sell a house in a tough market. Not everyone has the perfect house for sale, even if you do then this rule still applies. Imaging you have a below average house for sale. This headline might help get you noticed.

Again it is different, unique, possibly controversial and attention grabbing.

If you get the 'difference' right, then it might get picked up by the media and you will get massive free publicity for your house.

Radio, TV, Newspapers are always looking for something different to attract & present to their readers, so they scan adverts, YouTube, etc, in search of new material.
